The Challenge

Demolition in a live environment. Every day.

Freedom Park at Burnham Navy Pier presented a challenge that goes beyond a typical demolition job. The USS Midway Museum — one of San Diego's most visited landmarks — remains open to the public throughout construction, and the surrounding waterfront areas continue to operate without interruption. With visitors, tenants, and neighboring businesses active on all sides, any incident, damage claim, or dispute about pre-existing conditions carries immediate real-world consequences.

That level of surrounding activity raises the stakes on documentation significantly. The client needed a thorough, defensible record of every pre-existing condition — the pier structure, the surrounding grounds, adjacent facilities — before demolition began. Not just to meet spec, but to protect everyone involved.

Our Approach

A tailored two-phase turnkey program.

Gilman Construction Media analyzed the full project specs and designed a turnkey preconstruction documentation and monitoring plan that not only met specifications — it went beyond them. Given the active environment surrounding the site, delivering actionable risk mitigation above and beyond spec wasn't optional. It was the standard.

01

Preconstruction Documentation

Full 360° photo documentation and “sailthroughs” under the pier, combined with walkthroughs at the complete bounds of the jobsite and area of work. Every angle, every condition — captured before demolition begins.

02

High-Def Construction Cameras

Once demolition hands off to the build phase, Gilman cameras are in place and live. Clients stay informed of everything happening on their jobsite at all times — because you don't know what's important until it's important.

Process & Results

From spec compliance to risk mitigation.

Preconstruction Documentation

Gilman Construction Media analyzed the project specifications and developed a tailored preconstruction documentation plan that exceeded what was required. Leveraging our expertise in knowing exactly what to capture on a job like this, we documented full 360° photos and "sailthroughs" under the pier — a critical area of exposure during demolition — as well as comprehensive walkthroughs along the full bounds of the jobsite and area of work.

Because the USS Midway Museum and surrounding waterfront remained open and operational throughout, this record needed to account not just for the immediate demolition zone but for adjacent areas where existing conditions could later be called into question. The result is a detailed, timestamped record of every pre-existing condition that the client can access at any time.

High-Def Construction Cameras

With preconstruction documentation complete, Gilman's construction cameras were positioned and live at the start of the build phase — providing a seamless handoff from the demolition record to active project monitoring. In a live environment where the public and neighboring operations are never far away, continuous visibility isn't a convenience. It's a necessity.

The client has eyes on their jobsite at all times, with a continuous visual record they can reference for accountability, progress reporting, and incident documentation — whether the concern originates inside the fence line or just outside it.
